Schnider Investments facilitates and sponsors opportunistic and value-add real estate investments for its clients diverse investment criterion. Investment types include: Development, rehab, re-positioning, single tenant NNN investment grade and distressed. Property types include: Office, industrial, retail, single and multi-family residential and those that are more complicated or highly specialized. Significant expertise in government occupied real estate including: GSA, LAUSD, State of California and City/County of Los Angeles.
Founded the company with three partners and contributed to its growth to four offices in three states within 12 months of inception. Participated in all management decisions that led to its June 2015 state of 18 full-time employees and over 70 real estate agents and contracted professionals. Caliber had gross revenue of over $5million in 2014 and became profitable in its eighth month, maintaining profitability ever since. Designed, developed, and implemented a proprietary software solution that tracked weekly property foreclosures. Property scouts utilize the software remotely, creating condition reports/fix up estimates and to upload photos of each property. With this data, analysts determined the investment potential of the properties using custom financial analysis tools built into the software for buy/flip or buy/hold recommendations in real time. Responsible for day-to-day financial and accounting management. Deliverables included P&L’s, balance sheets, cash flow forecasting and scenario and sensitivity analyses for individual business lines as well as the parent company. Designed, developed and implemented a custom accounting system that streamlined client transaction processing, company and business line reporting, data warehousing and strategic planning and analysis. Acted as the in-house IT director, oversaw and participated in the development of all integrated software systems. Represented an institutional hedge fund in the acquisition, renovation and disposition of approximately 80 properties with a transaction volume of $45 million yielding a portfolio wide IRR of over 20%.
