Sovereign Portfolio Governance for Reem Investement now Q Holdings: Orchestrated design, procurement, and master infrastructure delivery for a massive multi-billion AED government-backed portfolio of commercial, retail and residential assets including all the emergency services. Najmat Reem Island comprised of 70 high rise towers, marina and canal in phase 1, apartment blocks and 4 hotels/resorts in phases 2 & 3. Also, responsible for managing the design of all infrastructure and utilities such as roads, bridges, marina quay, power substations, sewage lifting station, interface with the Lightrailway network, and integration of the Emergency Services requirements.
Ultra Luxury Residential Master Development of 180 villas- Acted as the focal point between a pool of 4 Consultants, 2 Major Contractors and a development team of 30 staff, I directed the team in design, procurement and construction for all main packages (Buildings, Infrastructure and Landscaping). Alongside my daily responsibilities, I led the creation of the Elite Zone to meet the VVIP requirements. Managed the EPC contracts for major power substation & sewage treatment plant. Presented monthly progress to the Board, restructured external project management enhancing team collaboration. Delivered a 350KV Substation on schedule, coordinating with DEWA to ensure power-on for the initial 105 villas handover. Consolidated sold properties with the Sales Director for efficient delivery with sectorial phased development for market-driven goals. This approach has realigned the sales strategy with the project delivery in response to the impact of the financial crisis. Negotiated and procured critical infrastructure, including water treatment systems. Implemented clear handover procedures and developed a Facility Management scope, improving operational efficiency, whilst leading 30 staff directly reporting to me, ensuring their alignment with SMART objectives.
Responsible for the design and delivery of the Dubai Parks & Resorts projects, a government-backed portfolio of significant scale and complexity. I led the design, procurement, and initial delivery phases of a 14M sqft hospitality zone, overseeing the full development lifecycle from concept through to execution. Throughout the programme, I prepared and presented quarterly reports to the investment committee, ensuring transparent governance and informed decision-making at the highest level. A key strategic contribution was the realignment of the business case, whereby I increased rooms and F&B capacity in direct response to theme park visitation data, resulting in a measurable improvement to the project's return on investment. In parallel, I developed a streamlined organisational structure and optimised project management services to enhance operational efficiency across the portfolio.
