This property was repositioned by improving higher quality management service and capital improvements such as restoring the original storefront and renovation of the retail space. 88 West Cedar- Acquired in 2011, 88 West Cedar consisting of 8 residential apartments, this property went under major renovation including a gut rehab of 6 of the 8 units as well as addition amenities including a laundry room and common roof deck.
Founded in 2011, The Statesmen Group has evolved into a boutiqu full service Real Estate Company serving the Greater Boston area. We provide all aspects of real estate services and consulting including project management, property management, general contracting, development, construction consulting, leasing, and sales. Most recently I consulted as an owners representave on the 133 Salem Street project that was the adaptive reuse of the engine 8 firehouse originally built in 1869. The exterior façade was completely restored to its original appearance and now is home to 3 residential units and 1 retail space currently being leased by Cross Fit. Along with these services the Statesmen Group also provides property management for a number of smaller buildings in the Beacon Hill/ Back Bay area.
The project was an adaptive reuse of the former Foxboro State Hospital campus. The development team consisted of, Vinco Properties, The Abrams Group, Douglas King builders, and Intoccia Construction. The 93 acre development consisted of 73 new single family homes, 50 town homes, 55 multifamily apartments, 15 condos, 100,000 square feet of office space, 55,000 square feet of new retail, a private waste water treatment facility, and 40 acres of recreational services including playing fields. During the Chestnut Green Project, I worked in all fields. Including the closing of a 21 million dollar construction loan from Wells Fargo in a time when funding was almost impossible to get. I also worked closely with the owners and Consortiom Historic Equity Fund LLC, to get the remaining 11 million dollars in funding in state historic tax credits. Once funding was in place I managed Callahan Construction the base building general contractors, and Pinncon Construction the retail General Contractors.
