Evaluates, develops, and implements departmental policies and procedures; goals and objectives; and standards of work performance for the buildings and building systems, including boilers and other equipment that provide air conditioning, heating, steam, hot water, electricity, and sanitation. Develops, implements, and directs a preventive and corrective maintenance program to ensure efficient and uninterrupted operation of the entire physical plant and all related operating equipment within the facility; plans and coordinates the repair or recommends the replacement of, or additions to, equipment or physical structure. Plans, develops, and participates in a continuing departmental training program and orientation program and is responsible for the repair and maintenance of all equipment, including medical equipment; evaluates the effectiveness of the programs. Provides for inventory and storage of materials, parts, and equipment; provides for material issuance and requisitions, and maintains adequate supply levels. Responsible for selection of coordinating facility construction; ensures that contractual provisions and facility construction schedules are met and satisfy established standards of facility policy and government regulations and codes; Supervises and directs assigned staff to include interviewing and hiring new staff, evaluating work performance, counseling, disciplining, terminating, and participating in the adjustment of employee grievances. Oversees and directs all housekeeping and personnel. Adheres to a monthly operating budget to include equipment, materials, and supply needs; Prepares and presents various statistical and operating reports, and audits biweekly time sheets. May act as safety officer, coordinating fire and safety measures throughout the facility; serves as liaison between facility and county officials; directs the development of policies and procedures relative to fire and safety. Maintains current preventative records.
• Plan and schedule both preventive and corrective maintenance activities to minimize downtime and maximize production efficiency. • Coordinate with maintenance technicians, production teams, and other departments to ensure timely completion of tasks. • Responsible for initial screening of incoming work orders, identification of scope, and analysis of the required level of planning. • Conduct field walk-downs to identify and analyze corrective and preventative maintenance, modifications, and inspections and to provide input for refining and improving work package quality. • Develop detailed work orders, including necessary parts, labor, and time estimates, and ensure adequate inventory for scheduled maintenance. • Monitor equipment performance and identify potential issues to prevent unplanned downtime. • Maintain accurate records of maintenance activities, including parts usage, repairs, and service history. • Optimize maintenance processes and procedures to increase operational efficiency. • Work with vendors and suppliers to source parts, tools, and services required for maintenance activities. • Ensure compliance with safety, quality, and regulatory standards during all maintenance operations. • Assist with the training and development of the maintenance team to improve overall skill sets. • Support the development and execution of capital projects as needed
• Partners with Maintenance Superintendent and Maintenance Supervisors to ensure efficient planning and coordination of Electrical and Instrumentation (E&I) maintenance work. • Responsible for daily and annual outage planning in designated area. • Prioritize maintenance activities based on criticality classification and resource availability • Create a maintenance forecast with upcoming activities and required resources • Properly schedule maintenance tasks (level workload with available recourses) • Ensure high efficiency of maintenance support to operations by collaborating with gatekeeper and maintenance supervisors inside of the Maintenance and Operations meeting • Revise work requests accurately to define issues and failures • Coordinate and plan material requirements for maintenance task execution • Work with Maintenance Supervisors and Stockroom Supervisor to accomplish correct stocking levels • Define the right stock level of spare parts in the plant to balance proper preventative maintenance stock level while still providing proper stock levels for equipment failures • Manage the work order backlog, provide feedback to the maintenance supervisors and gatekeeper • Work with the maintenance team to develop and improve preventive maintenance programs. This includes creating new equipment bills of materials, parts kitting, work duration, and PM frequency • Effectively maintain planned work order backlog to ensure it is greater than two weeks within regular work hours. • Create and maintain BOM’s and PM’s and procedures • Effectively manages safety plans • Ensures all PMs are presented to the Maintenance and Operations team for scheduling. • Ensures Contracted PM’s and Mill PM’s are recorded. • Participates in Maintenance weekend duty rotation. • Occasionally backfills for Maintenance Supervisor or Maintenance Assistant Superintendent of maintenance.
