Single Family Rentals
★ Executive leader developing and implementing high-level strategy and robust business plans for the effective investment and management of affordable single-family homes. ★ Deliver strategic direction and guidance on investment parameters and sourcing, structure negotiation, loan origination, legal documentation, and operating agreements while overseeing all aspects of other day-to-day business needs. ★ Raised capital to purchase, renovate, lease and manage single family rental homes in 6 states and 9 MSA’s. ★ Property management expertise across multiple jurisdictions using proprietary software and 3rd party software/payment systems to manage homes in 6 states while attaining a collection rate of 98%+. ★ Recruited and trained trams to manage 15 bank accounts, investor reporting, documentation, and property management while negotiating contracts and cultivating relationships with various service providers (software consultants, contractors, and lawyers).

★ Defined and oversaw strategic direction, investment, and asset management of single-family homes, developed and led the business plan, investment parameters, and legal structuring of financial services while raising all investor capital to purchase 2,000+ homes. ★ Established a team of 50+ employees, including accounting, while spearheading efforts to discover an operating company to institute and grow business operations and staffing to effectively manage the back office. ★ Developed loans with a face value of $60M from an investment of $20M with no debt and delivered affordable housing to homeowners for a monthly payment of ~$450. ★ Oversaw the origination, due diligence, and fundraising/implementation of credit/alternative opportunities at Home America while securing an annual unlevered cash-on-cash return of 12% and achieving IRRs between 12% and 27% without financing/leverage.
★ Headed the end-to-end life cycle of the business with a team of 5 professionals while supporting the management in sourcing, due diligence, negotiation, and purchasing defaulted mortgages with a face value of $700M for ~$58M. ★ Invested in defaulted single-family mortgages with the primary objective of modification and co-directed an investment capital raise of $65M during Q1 of 2009 for 4 Limited Partnerships to purchase 5K+ homes. ★ Sourced major business opportunities and uncovered defaulted home loans being sold at the equivalent of 7% of the unpaid principal balance while purchasing portfolios of homes from FNMA, FHLMC, and leading banks.
