Performed extensive due diligence activities focused on disclosure of key credit fundamentals of large master planned community projects including, but not limited to, analysis of (i) landowner entity experience and financial position; (ii) capital stack structure (senior, mezzanine, equity etc.); (iii) pro-form cash flows; (iv) value-to-lien; (vi) market and demand statistics; and (vii) land entitlement, permit (ACOE, SWFMD etc.) and concurrency issues (traffic, utility, school etc.). Developed and structured customized cash flow and capital planning models for clients including creating and programming bond sizing spreadsheet models, completing computer simulations to determine landowner exposure, assess debt capacity and financial performance and provided documentation support to our clients.
