    Specific Brokerage Case: 1) In Q4 of 2023, a house in Taichung became the center of errors made by three government agencies. With immense patience, I communicated with these agencies and finally persuaded the civil servants to correct the mistakes without spending many years on administrative litigation. The errors were rectified, allowing the buyer to purchase the house from the heirs, many of whom were overseas. 2) Advisory of mixed-used building near Taipei Station, No 103, Hau-Ying St., Taipei City. The original usage is hostler, generating around 300kNT/month before the pandemic. By my advisory, after the last lease expired, this building became a mixed-use one including a coffee shop, a sub-leased small meeting room for 1-6 persons by individual unit, a sub-leased office, a photography studio, and 3 residential rooms. Additionally, this building provided service of companies-registry. The total revenue is nearly 900K/month. 3) I helped a 3-story-residential/retail house, near Siang-liân Station in Taipei, to reach 3 goals in 2014: 1. Raise Price: sold out from 90m to 100m NTD 2. Raise Rental: from 90K to 130K NTD by changing tenants 3. Dealt with complicated leases: terminated month-to-month and term leases before expiration. Key financing Cases: In June 2017, I helped a baby-caring center raise loans from some of my investors. During Q4 of 2019 and Q1 of 2020, I helped Evergrade Phlippin (the subsidiary of Evergrade China) in Manila to raise a 1 million USD construction loan from individual investors before the pandemic.
