- Manage commercial construction projects from bidding, contract negotiation & buyout, through Final Completion, Turnover to Owner, and Warranty. - Prepare baseline project schedules and update project schedules weekly to track progress. - Conduct progress meetings with Owner & Architect to discuss pertinent issues, project schedules, and overall project status. - Produce monthly project reports. Create & maintain monthly Job Cost Reports. - Monitor quality control issues during regular jobsite visits. - Assist with compilation of GC Punch Lists prior to Owner/Architect Punch. - Create & track completion of Attic Stock and Owner Training for project closeout. - Assist with inspections as/when needed (City/County/3rd-Party). - Monitor & track long-lead materials procurement and delivery dates. - Prepare & execute Subcontract Agreements, Purchase Orders, and Change Orders. Review, approve, & process invoices. - Create & maintain construction documents: RFI Logs, Submittal Logs, Change Order Logs - Distribute & monitor plan changes to Subcontractors. - Distribute Field Reports from Architect & Engineers to Subcontractors. - Prepare monthly pay applications & change orders and submit to Architect/Owner. - Assist Estimating Team for bidding new jobs and developing proposals.
PROJECT MANAGER DUTIES: - Primary point of contact for clients, owners, code officials, other consultants, and internal & external project team members. - Assist marketing by identifying opportunities with existing clients or within current market sphere of relevance. - Develop scope of work definition from the proposal or contract, and identify deliverables to satisfy project requirements. - Create, organize, and maintain the project record and documents. - Facilitate and coordinate the Design and Contract Administration process to ensure customer preferences, requirements, and contract deliverables are met. - Translate customer preferences and requirements into MEP design concepts. Perform conceptual design and communicate to design team. - Identify issues and align resources to bring about resolution. - Optimize profitability by organizing deliverables into a well-defined scope of work to be completed by production staff. - Act as the client liaison, to guide and educate the client through the MEP design and construction phases, and to effectively utilize resources for customer service. - Perform quality control and continuous refinement of design methodology. - Perform Contract Administration duties, to ensure the interests of the company are protected, escort interpretation of the documents, provide advice, and cultivate solutions to issues encountered during construction. - Plot drawings, prepare for sign/seal, ship. - Assist in past-due invoice collections. - Maintain revenue projections for active clients. COMMISSIONING AUTHORITY DUTIES: - CxA is in charge of the commissioning process and makes final recommendations to the Owner regarding functional performance of the commissioned building systems. - Assist with development of Owner Project Requirements (OPR), Basis of Design (BOD). Utilize OPR & BOD to create the Commissioning Plan. - Perform functional testing of systems defined to be commissioned. - Prepare and issue final commissioning report
