Assist in the design and development of new projects. Prepare work to be estimated by gathering blueprints, specifications, LEED related documents, labor, material and time estimates to build budgets and schedules. Read and understand geotech reports. Resolve discrepancies by collaborating with architects, structural and civil engineers. Value engineer the design and plans. Write the RFP, solicit and review proposals. Calculate costs to construct the project from demolition and site development through turnover of community to management. Negotiate and write contracts and purchase orders. File for water, sewer, zoning and building permits. Attend zoning meetings and historical review board hearings. Build and maintain cost and upgrade data bases. Cost code invoices for payment. Research new products, materials and building practices. Continue professional development and construction knowledge by attending educational workshops and reviewing technical publications.
Manage and direct daily operations of all subcontractors on site. Generate, distribute and collect tool box safety talks.Recognize and correct unsafe operations to prevent incidents. Conduct weekly job site coordination meetings with subcontractors. Generate schedules using Microsoft Project. Read and interpret Blueprints and drawings following the details to meet code. Manage the general conditions budget. Communicate with owners, management, architects, engineers, designers, building department officials and utility companies. I have spent the most recent 16 months dedicated to estimating commercial site work using Bluebeam Revu 2015 and Planswift 10. This includes SWPPP, demolition quantities, storm piping and structures, water, sewer, and electric utilities, site concrete, walks, curb & gutter and asphalt. I have also taken off footers, foundations, mezzanines and tilt wall concrete and reinforcing materials.
Follow the details of the blueprints to assure that the building is being constructed correctly. Ensure production to keep the daily schedule. Anticipate and prevent any project delays. Make field adjustments to keep the project on track. Constant supervision and enforcement of the safety plan. Hand out and collect weekly tool box talks. Maintain fire extinguisher monthly tags. Coordinate deliveries. Daily communication with project manager and assist with any special needs for each day.
Generate business and follow leads. Meet with homeowners to understand their vision. Prepare estimates and present proposals. Complete the work required or manage sub-contractors to meet homeowner's needs. Maintain accounts receivable and payable along with insurance and BWC requirements.
Manage all aspects of construction on single and multi-family, custom, scattered site homes beginning with setting the foundation elevation through final homeowner walk thru and turnover at closing.
