I am a dedicated individual with several years of experience in the Project Management field. I have spent the past several years learning to handle various types of projects residential and commercial such as schools, offices, hospitals and warehouses. Recently, I was given the opportunity to start working for a small real estate development firm which specializes in midsize residential projects ranging from $3-$250M. Fire Alarm Project Manager Conduct monthly financial forecast; revenue, margin, pipe/slip, man-power, material, subcontractor progress and billing progression Review construction documents, project specifications, drawings and collaborate with Engineer, Architects, General contractors/Owners to ensure the design of Fire system meet specific requirements and recommend improvements to procedure as needed Compile submittals and submit to appropriate AHJ to obtain permits and licenses in a timely manner to ensure deadlines are met Determine needed resources, (Manpower, Equipment, Materials, etc.) from start to finish to ensure that all budget requirements are accomplished Identify changes in projects that impact cost, schedule, or labor requirements Develop and maintain a project schedule and coordinate needs with the project team. Identify time- sensitive installation needs Manage the requisition of supplies and materials to complete projects Review plans and specifications and participate in project cost reviews Assist Operations Manager in the solicitation and contracting of subcontractors Conduct an orientation for project technicians and provide all necessary project documentation, including scope of work, drawings, applicable specifications, application-engineered drawings, project contacts, etc. Document project events that impact the schedule, scope of work, and project efficiency Pursue project-specific change order opportunities Coordinate and pursue project-specific billing, coordinate with accounting team and Operations Manager Schedule project-specific commissioning resources and provide commissioning documentation Expedite the return of project-specific mark-ups for as-built development Complete project-specific close-out documentation Effectively manage and coordinate subcontractors to meet scope, scheduling, and financial requirements Adhere to local, corporate, and OSHA safety policies and procedures, report unsafe conditions and actions
My responsibilities include and are not limited to reviewing project specifications, drawings and other related contract documents. Prepare SOVs, AIA invoicing and manage the FP product submittal process. Generate and maintain RFI and Change Order Logs. Prepare permit applications, and meet with clients, AHJ representatives as well as customer representatives. I also support the Sprinkler Design team as required. Health and Safety is our number one priority and in this position I am required adhere to all company health and safety policies as well as prepare site specific Health and Safety Plans for our field crews. Develop man loading charts and manage weekly progress reports for specific projects. Attend coordination and progress meetings. Perform other job related duties as required.
Create architectural drawings for new stores, design builds, rehabs to suit, expansions, relocations, remodels and refurbishments. Make necessary revisions to drawing during the planning, construction, and merchandising phases. Produce architectural criteria sets for the construction and fixturing of the store. Archive all relevant and time sensitive transmittals, plans, and drawing files for current and future reference. From inception to store opening, monitor assigned store schedule, ensuring that all involved parties are kept informed of progress and changes and that they receive all necessary drawings on a timely basis Survey and collect data about existing conditions for design builds, expansions, remodels, and special project stores. Translates collected data to produce working construction documents. Communicate all field data to parties involved with project development.
