Cody currently represents CBRE as Senior Real Estate Manager for two class-A office assets, including the newly repositioned 888 16th Street in DC's central business district, and the Victor Building located in Penn Quarter. Prior to his current role, he ascertained corporate real estate portfolio experience with Wells Fargo as Senior Property Portfolio Manager, overseeing the Washington, DC metropolitan area retail network’s property management. He was responsible for real estate operations throughout his portfolio of nearly 100 branches, advisors offices & other retail sites. In the September/October 2022 edition of the Journal of Property Management, Cody was announced as one of the Institute of Real Estate Management (IREM)'s 30 Under 30. The 30 Under 30 recognition program celebrates young property managers who show exceptional leadership talent and community involvement and have demonstrated the ability to overcome professional challenges. They go above and beyond for their employers, clients, and communities. As an LPC Property Manager in the Greater Washington, D.C. market, Cody directly managed all financial and operational aspects of his properties, composing approximately 400,000 square feet, representing his allocation of a 4 million square foot portfolio, managed for the largest private commercial real estate developer in the region. During his 3+ years with LPC, he grew from an Assistant Property Manager role, supporting numerous functions of the portfolio of 32 properties. In less than a year, he was promoted to Property Manager and engaged in budgeting & financial reporting, major capital and R&M projects, and continued to find success in the CRE world through the challenges of the COVID-19 pandemic. He prides himself in his adaptability in a constantly changing environment, and his highly collaborative approach to problem solving. Prior to entering commercial property management in 2020, he managed new residential construction lease-up properties for institutional asset owners as a 3rd-party operator for Bozzuto. He led assigned class-A properties in leasing efforts in highly competitive submarkets, and gained experience in affordable housing management and market analytics to develop strategic approaches to managing new developments. Cody is originally from Annapolis, Maryland, and currently resides with his dog in Shaw, Washington, DC. He holds a Bachelor’s degree in business management from Wingate University in Charlotte, NC, where he swam for the university’s NCAA varsity team.
In his role with Wells Fargo, Cody oversaw the Washington, DC metropolitan area retail network’s property management. He was responsible for real estate operations throughout his portfolio of nearly 100 branches, advisors offices & other retail sites. In this capacity, Cody worked with key stakeholders from Corporate Properties Group, as well as executive leadership from Consumer, Small & Business Banking to produce an optimal environment for customers and team members in retail branches. He served as the primary liaison to landlord partners and contract service vendors, and business group leaders in his assigned market.
Supervised all financial & operational activities for 7 (previously 9) commercial office buildings in the heart of Washington, DC, totaling 467,000sf (5 are mixed-use with ground level retail), all part of the Douglas Development Corporation portfolio. Successfully executed efforts to organize payables processes, improve level of service and tenant engagement, and foster a stronger collaborative environment to enable consistent best practices across the entire LPC-managed portfolio of 32+ properties. Regular responsibilities include: • Advanced monthly ownership reporting • Maintaining low A/R balances, issuing tenant billing and default notices as needed • Regular CM ledger review, monthly billback and accrual processing • Supervision of various projects including tenant improvements, general repairs & maintenance, and capital improvements • Vendor and contract service management • Maintain compliance with all DC building codes, procedures, processes, tax reporting, etc.
Assisted in management of 32 office/retail assets for client Douglas Development Corporation, one of the largest developers in the Washington, D.C. market. Aided in supervision of day-to-day operations and financial management of properties throughout the city, totaling over 2.5 million square feet to include a blend of class-A trophy properties and more. -Manage accounts payable processes -Coordination of vendors in dispatch operations to include contract management and various repair and maintenance projects, bid proposals, and purchase order management -Assist in accounts receivable charges and payment collection to include communications on behalf of asset owner relating to negotiations throughout COVID-19 pandemic and impacts on commercial leasing -Aided in tenant billback processing, construction finance and operational management as it relates to tenants, widespread tenant communications via memo and otherwise -Understand accrual-based accounting methods, managing receivables and aged delinquencies
Supervised leasing & resident management at Trellis House, a brand new, LEED Platinum, 319-unit luxury residential property with 3 large ground-level retail spaces, located adjacent to Howard University in Northwest Washington, DC. ❖ Experienced in new construction, LEED certifications & development. Worked with construction management on facility preparation & beginning of occupancy. -Performed D.C. multi-market data collection and analysis in order to determine strategic pricing and marketing plans to present to corporate leaders and ownership. ❖ Proficient in working with $50,000+ contracts & negotiations in both face-to-face, phone, and email channels. ❖ Maintained status in higher rankings (reached #3 in sales volume) for a division of over 300 agents, with a closing ratio of 53% (industry average is 25%).
Provided successful leasing & management services at Insignia on M, a 324-unit new construction lease-up property with ground level retail, located in Navy Yard/Capital Riverfront, one of Washington, DC's most competitive and dense residential submarkets. ❖ Process leads into sales using client relationship management software. ❖ Reached status in top 10% (of approximately 300) consultants in division sales. ❖ Provided market research and analytics, produced reports for corporate executives, developers, and ownership groups.
