My background started with a hands-on introduction to property management through my family’s investments, which sparked a lifelong interest in real estate. I earned my degrees from UCLA and Columbia University and began my career in local government, where I learned how urban development actually works—beyond the theory. That led to joining a large institutional developer during the 2008 financial crisis, where I led complex project turnarounds that redirected over $5.7B in investor capital to the firm based on my execution. Today, I lead APPA Real Estate, a development platform focused on Los Angeles—specifically targeting underutilized single-story retail properties in high-demand neighborhoods. We acquire these assets at deep value and reposition them into by-right multifamily developments. Our strategy is data-driven, conservative on leverage, and focused on long-term returns. We don’t chase hype—we solve real housing shortages in resilient markets. Each project we take on is underwritten to deliver a 20%+ IRR and a 2X+ equity multiple. We’ve recently broken ground on a 50 unit project units with more in the pipeline—ranging from 50 to 191-unit developments, all built on solid fundamentals and clear local demand.
